Woods Cross is one of the smallest cities in Davis County, a little under 4 square miles, tucked between Bountiful, West Bountiful and North Salt Lake. It is named for Daniel Wood, one of the pioneers who settled here, and it is part of the same South Davis County search as Centerville, Bountiful and Farmington.

The layout

Woods Cross is bordered by West Bountiful to the north, Bountiful to the east and North Salt Lake to the south. I-15 and US-89 both run through the city, with Legacy Parkway along its western edge.

2600 South is the main commercial corridor, with the Smith’s, Black Bear Diner and a cluster of shops near the freeway.

Getting around

Access is the biggest thing Woods Cross has going for it. There is a FrontRunner station in town, I-15 and Legacy Parkway are both right there, and downtown Salt Lake City is one city to the south.

Around town

  • Pace’s Dairy Ann: burgers, fries and old-school ice cream on 500 West since 1957
  • OKA Ramen: one of the best-reviewed restaurants in the city
  • Rockin E Country Store: a garden center on 500 South
  • Mills Park and Hogan Park: the two main city parks
  • Legacy Parkway Trail: the paved trail along the parkway, with a trailhead at Mountain View Park

Why the price gap exists

Woods Cross sits between larger, better-known cities, and buyers searching by city name frequently skip it. Meanwhile the freeway access and the commuter rail stop are as good as anywhere in South Davis County.

Parts of the city sit near industrial and rail corridors, which affects some streets meaningfully and others not at all. That is a street-level question, not a city-level one.

Buying and selling here

Buyers: if your search is set to Bountiful only, widen it. You may find a comparable house for less a few blocks west.

Sellers: your comparables need to be chosen carefully, because the wrong ones will either undersell your street or price you against homes that are not really competing with you.
